A higher price only holds if the listing supports it. This is a channel-by-channel audit of what a guest actually sees — where the villa is described accurately, where it undersells itself, where it cannot be found at all, and which channels it isn't on yet.
Summary
The Airbnb listing is well written and it works — 4.86 stars, Guest Favourite, 100% response rate. What follows is not a rewrite. It is a list of specific gaps, most of which are settings rather than copy.
That is the clearest evidence in either document that the villa is priced below what it delivers — and it also means the listing work below is not about justifying a higher price to sceptical guests. They already think it's good value. It's about being found by the guests who would pay more.
Booking.com
Two guests booked through Booking.com this year — Lachlan Parison in March and Tao Yuying in June — so the villa is being distributed on that channel. But no page for it surfaces in a public search, under any name we could think to look for.
What does surface is a listing called "Sunny Cuddles" covering the whole development, and two individual listings belonging to other owners in the complex. The development-wide listing offers a front desk, concierge, dry cleaning and an airport shuttle — services the complex operator provides rather than Desa — so we don't believe villa 23 sits inside it.
That leaves an open question rather than a diagnosis. A listing that cannot be found in search cannot be chosen, and this channel's performance in the revenue review is consistent with very low visibility: €67 gross and €55 net per night, the lowest of any channel, on the highest commission at 19.0%, across just 4% of nights in five months.
The useful thing about the two neighbouring listings is what they rule out. Individual units in this complex are clearly permitted their own Booking.com pages. So if villa 23 doesn't have one, that is a choice or an oversight rather than a platform restriction.
Listing audit
Airbnb currently reads: 2BR Villa 3 minutes to Berawa Beach | Atlas available. In Canggu, a private pool is the single strongest driver of both search placement and nightly rate, and it appears nowhere in the title. Meanwhile "Atlas available" means nothing to a guest who doesn't already know Atlas Beach Club — it spends characters without earning a click.
Marriott's title does better on accuracy — 2BR Private Villa 10 Min Walk To Berawa Beach — but it also omits the pool.

The bathroom count costs search visibility — guests filter on it. The safety amenities are shown to every guest with a strikethrough, which reads worse than a missing detail. And the walk-time gap between the title and the body of the same listing is the kind of thing that surfaces later in a review.
The villa has a dedicated workspace with a desk in each bedroom, inside a walk-in wardrobe. The listing carries this as a single line in the middle of a bullet list — "dedicated workspace and air conditioning in both rooms" — and the amenity tag reads "Dedicated workspace," singular.
In Canggu this is not a detail. Two separate desks mean two people can both take calls at the same time without one of them sitting on the bed. For couples and colleagues who work while they travel — a large share of this market — that is a reason to choose this villa over the one next door, and a reason to stay longer. It belongs in the title or the opening line, not fourth in a list.
The evidence that it isn't landing: Airbnb's own summary of what guests mention in reviews lists pool, location, nearby, hospitality, decor, indoor spaces, cleanliness, walkability, getting around and family. Not one guest has mentioned the workspace.

The listing mentions a shared bar and swimming pool. The development also has an open-air cinema, a hookah bar and a BBQ area, and guests staying in the complex get a substantial perks package — including entry to Atlas Beach Club, access to Savaya and Desa Kitsuné, restaurant discounts and 24-hour medical support.
For a two-bedroom villa at €135–185 a night, that package is a large part of the answer to "why this one." At present a guest has to already know about it.
The host profile shows 4.63 across 517 reviews, against this villa's 4.86. Portfolio-level, visible to guests, and not something a single listing can fix — but worth knowing it's there.
Marriott Homes & Villas
The listing header is correct: four guests, two bedrooms. The description underneath it is not. It reads as a one-bedroom unit sold to couples — a single bedroom, a plunge pool, a peaceful getaway for two.
Everything else in this section is smaller, but it is on the same listing.

The beds are king. Airbnb has this right and Marriott understates it — a guest comparing the two would reasonably conclude the Marriott listing is for a lesser room, on the channel that earns us the most per night.
On bathrooms both channels say two while the villa has two and a half. That the same error appears on both suggests it originates in the source data rather than in either listing — which is good news, because one correction upstream fixes both.
Channel mix
Across March to July the villa sold 131 nights: 72% through Airbnb, 15% direct, 10% through Marriott and 4% through Booking.com. That is a narrow base, and it means Airbnb's algorithm effectively sets the villa's occupancy.
Two things stand out. The first is that 4% through Booking.com is very low for Bali — operators publishing portfolio data for the island report Booking.com carrying somewhere between 40% and 55% of their OTA volume, on the strength of European and Australian demand. Those are their own numbers about their own portfolios rather than independent data, so treat the range loosely; but a gap of that size is more consistent with a listing nobody can find than with a channel that simply underperforms here.
The second is that three sizeable channels are absent altogether.

Knowing that Hostaway is the channel manager changes the answer considerably. Vrbo and Google Vacation Rentals both have direct two-way API connections through Hostaway — Hostaway is a Vrbo Elite Partner and an official Google connectivity partner. Neither requires a new system, and neither carries a double-booking risk, because both sync in real time like the existing channels.
Vrbo is the better fit than we first assumed. At 8% all-in it is less than half the commission of every other channel here, its core segment is whole-property family and group rentals — which is exactly a four-guest two-bedroom villa — and Australia is one of its strongest markets and one of Bali's largest.
Google Vacation Rentals is worth attention for a different reason: it costs nothing per booking and it feeds a direct booking site. That makes it the natural partner to the direct-booking work in the revenue review, where the gap between what a direct night earns and what an Airbnb night earns is the whole point.
Neither Agoda nor Trip.com has a direct two-way API with Hostaway. Agoda does appear in the Hostaway marketplace, and Hostaway's own support channel has stated that it can be managed through an iCal connection, with no full API integration planned. That guidance is not recent, so the first step is simply to ask Hostaway whether it still stands — if an API has since been built, the picture changes entirely.
If it remains iCal, the trade is worth stating plainly:
A third route exists: Hostaway publishes an open API, and a custom bridge to Agoda's own connectivity platform is technically feasible. For a single villa we would not recommend it — it means building and then permanently maintaining infrastructure for a channel that might add a few nights a month. At a portfolio of several properties that calculation changes.
So the honest summary is that Agoda is reachable but not free, and the cost is ongoing manual work rather than money. That is a judgement about operational load that Desa is better placed to make than we are.
Our suggestion, in order: Vrbo first, since it is connectable today at the lowest commission of any channel and matches this villa's segment exactly. Google Vacation Rentals second, as free distribution feeding a direct booking channel. Then one email to Hostaway about Agoda's current status — if it has become an API integration, it moves to the top of this list; if it is still iCal, it waits.
Fixes
None of these carry a euro figure. Listing changes move conversion and search placement, and we have no way to size that from the booking data alone — but all of them are cheap, and several are single settings. Ordered by date, then by expected impact.
The current text sells a different unit. Given this channel's rate per night, it is the single highest-value correction in this note.
Suggested wording only — Desa knows what converts in this market. The point is that the pool and an accurate walk time should both be in there.
Both Airbnb and Marriott show two. The guest bathroom is described in the Airbnb text but not counted, so the villa drops out of searches filtered on bathrooms — on both channels.
The beds are king. Marriott lists them as queen, which undersells the villa on the channel earning the most per night. Airbnb already states it correctly.
Struck through on Airbnb, absent from Marriott's safety section entirely. If the detectors are installed — the April accounts suggest at least one is — this is a checkbox on both. If they aren't, that's worth knowing separately.
Airbnb's title says three minutes, its own body text says ten, Marriott says ten, Booking.com says eight. One number, used everywhere.
We can't locate the listing from the outside. Once we know what it's called we can see how it's set up and how it ranks — and if there isn't one, two neighbours have their own pages, so opening one appears to be possible.
A desk in each bedroom, in a walk-in wardrobe, is a strong differentiator in a market full of remote workers — and it currently sits mid-list on Airbnb and is absent from Marriott entirely. Worth a line in the opening paragraph on both, and a photograph of one of the desks. No guest has mentioned it in fourteen reviews, which suggests it isn't being noticed.
The washer appears in the Airbnb description but not among the amenities we can see — it may already be tagged, but it is worth confirming, since guests filter on it. On Marriott it reads as "on site," which suggests a shared laundry. The walk-in wardrobes are on neither listing.
Shared pool, bar, open-air cinema and BBQ, plus the Atlas, Savaya, restaurant and medical-support benefits. Airbnb mentions two of these; Marriott mentions none. Self check-in is missing from Marriott too.
8% all-in, less than half of every other channel here, and its core segment — whole-property family and group rentals — is exactly this villa. The connection is a direct two-way API on a system already in use, so there is no double-booking exposure.
Commission-free distribution that points at a direct booking site, through a connection Hostaway already holds as an official Google partner. It pairs directly with the direct-booking pricing change in the revenue review.
It currently says "Private Villa," which is accurate but weaker. The pool is already in the amenity list, just not where guests scan first.
Their support guidance says iCal with no API planned, but it isn't recent and Agoda now appears in their marketplace. If a full API exists, Agoda becomes the strongest remaining channel for this market. If it is still iCal, it means maintaining a second rate calendar by hand — and then we'd rather have your view on whether that is worth it than assume either way.
To confirm
